Health and safety is of paramount importance to Roomsintown landlords. Roomsintown landlords take these responsibilities very seriously with the welfare of tenants considered priority and held in high regard. All legislation is implemented in conjunction with advice and guidelines from the applicable local authority.

Any matter which could expose tenants to unnecessary health and safety risks is always dealt with promptly.

Smoking
Smoking is not permitted in most Roomsintown properties at any time. According to statistics this reduces the risk of a house fire by approximately a third.

Smoke detectors
Roomsintown properties are fitted with Mains powered smoke detectors as a minimum in all cases. Often a CO2 detector is provided.

Roomsintown landlords will check alarms regularly and change batteries when necessary. Tenants should satisfy themselves in individual properties as to the adequacy of fire precautions.

Roomsintown landlords provide fire extinguishers within properties particularly in kitchen areas. These are checked regularly. Some Roomsintown landlords also provide a fire blanket in kitchens.

Gas safety
Many Roomsintown landlords have installed completely new central heating systems within older properties however a large proportion of rooms for rent are within brand new properties with all new systems. Boilers are checked and certified each year. Gas appliances are only installed by registered corgi engineers. Roomsintown landlords obtain safety certificates each year, in accordance with gas safety regulations, and current gas safety certificates are available for inspection by tenants.

Electrics
Electrics are usually upgraded or brand new within Roomsintown properties with safety certificates in place where applicable. The mains consumer unit (fuse box) ensures if there is a problem with any device within a property the electric will cut off immediately preventing a device catching fire. Whilst PAT testing is not yet mandatory in all areas many appliances are tested under the scheme regardless. Landlords will carry out an annual (or more regular) visual check of all sockets, switches, lampholders and bulbs to ensure the correct wattage is being used.

Plugs
All plugs fitting to any device supplied by the owner conforms to British Standard 1363. This standard states that the live and neutral pins are part insulated to stop you putting your fingers accidentally on the pins. Your plugs should also conform to this standard, although this is not a legal requirement.

Your property
Any devices tenants place inside a Roomsintown property will be expected to conform to the Electrical Equipment (Safety) Regulations 1994 which covers all mains household goods. Most Roomsintown landlords will not allow additional heating appliances and require that candles or other such high risk items are not used any time.

Furniture
Roomsintown landlords ensure that furniture conforms to the Furniture and Furnishings (Fire)(Safety) regulations. If tenants wish to use any of their own furniture in a Roomsintown property it is usually permitted by landlords on the condition that it conforms to these safety regulations as well. Furniture made prior to 1988 won’t be heat resistant. It can be set alight easily and produces clouds of toxic smoke. It is easy to check for the label.

Reporting
Tenants are encouraged to report any items requiring maintenance particularly those of a health & safety nature to landlords immediately a problem arises. Roomsintown landlords are proud of their response record and endeavor to replace or repair quickly as necessary.

Open fireplaces
Chimneys and flues are cleaned regularly where there are open fireplaces.

Finally
Where a Roomsintown landlord is required houses will be registered with the local authority as being in multiple occupation (HMO) and subject to inspection from the governing body.

Roomsintown properties are mostly managed direct by the landlord and rarely by an agent. All tenants will be asked to sign and agree terms of a tenancy or licencee agreement.
