These house rules are given only as a rough guide to house sharing. Some landlords do not issue them at all whilst others may have additional or different things to draw to your attention.

Guidelines for a Harmonious House

Welcome, it is our wish that you should have a very positive experience living in a RoomsinTown affiliated property! We hope you will feel comfortable in your home and be proud of where you live. Your landlords will endeavour to do their very best to ensure your stay is a pleasant one.

We hope you have fun and enjoy your stay in your new home.

The following points are hopefully unnecessary, but worth making to ensure a safe comfortable home.

In general please be considerate and think of others: the other residents, the neighbours and the landlord(s). If at any point you have a concern about anything please call the landlord(s). Seldom are there any disputes which cannot be agreed ‘in house’ whilst keeping the landlord(s) informed. Should it be necessary to request the assistance of the landlords involvement they will attempt to resolve any issue in the fairest way.

Guidelines…

  1. Do your best to maintain good relationships with the landlords, fellow tenants and the neighbours, treating all with due respect as expected of a professional household. If you have any doubt about whether your intended course of action might cause offence/irritation/discomfort to one of the aforementioned then ask first. Please be especially considerate regarding:

    • The time and volume you play and/or make music/noise.
    • Holding parties and/or gathering.
    • Having visitors that make use of any of the shared facilities.

  2. We would encourage you to operate in an environmentally friendly manner, including:

    • Turning off unused lights
    • Not over-heating the house especially with any supplementary electric heaters where not supplied by the landlord(s)
    • Only using tumble dryer for large loads and using airing racks where suitable.
    • Only using the dishwasher for large loads.
    • Not leaving taps running.
    • Recycling household waste.
    • NOTE: Excessive utility bills will result in rent increases.

  3. Please keep the house clean and tidy, especially the areas that people are often sensitive about e.g. the kitchen and bathroom(s). A cleaner will assist with cleaning in the communal areas but your co-operation is essential both between visits by the cleaner and in your personal areas, including:

    • Cleaning the kitchen utensils immediately after use.
    • Cleaning the bath and shower immediately after use.
    • Replacing all consumables as they run out (e.g. toilet paper, light bulbs etc).
    • Washing the tea-towels, bathmats and hand-towels regularly.
    • Turning your mattress end-for-end monthly.
    • Removing your shoes at the door.

  4. Strictly…

    • No Smoking
    • No Pets
    • No Open flames
    • No Tacks, nails, blue-tack or similar to be used on the house internal walls or on the furniture.
    • No Attachments to outer windows in public view
    • No Unlocked doors and/or windows unless they are tended.
